The property is located in the best farming area of the Itapúa Department, on the banks of the Tebicuary river, a traditional livestock area, and at present with large crops of soybeans, rice and others. It is located 8 km (5 miles) from the town of José Leandro Oviedo, 330 km south of Asunción (205 miles), and only 6 km (4 miles) from the route Villarrica-Colonel Bogado. At North borders the Tebicuary river, which runs along the property through an area of approximately 3 km. (1.8 miles) ROADS AND TRANSPORTS: From Asunción the estate can be reached in two ways: One is through No. 1 route to the city of Coronel Bogado, located 50 km (31 miles) before reaching the city of Encarnación. From there route No. 8 is followed northwards, for about 65 km (40 miles), Now it is a permanent rubble access and in process to be asphalted. Another option is Route No. 2 to the city of Coronel Oviedo. From there Route No. 8 is taken, heading south to the town of Caazapá. From this point begins a permanent rubbled access of approximately 100 km (62 miles) and in process to be asphalted. It is important to emphasize that the works were already started by the Ministry of Public Works for asphalting the road No. 8 now only at 6 km from the property. | | SIZE | 3,150 hectares (7,784 acres) | | DESCRIPTION | The property has an area of 3150 hectares (7,784 acres) of natural pasture and 400 hectares (approximately) of virgin forests (988 acres). These are clean forests with internal paths for passage on foot or horseback, which are also used as livestock natural roosting. It has a large variety of native trees, among which we can mention Yvyrá Pytá, Yvapovó, different species of Taji Yvyraró and others. The river Tebicuary that serves as a boundary at the North extends for about 3 km giving security to have water all year round, even in the most extreme drought. In its course the Tebicuary river forms an island that is part of the property. It is covered totally with virgin forest. Likewise, throughout its course there are numerous and extensive white sand beaches. The property has a rubble road maintained in perfect condition, which crosses the property from east to west and connects with the adjoining field and also serves for the passage of both light and heavy vehicles. It also has electricity provided by ANDE. The electrical installation has a 25 KVA three-phase transformer, enough to provide power to the needs of a small industry. For over 38 years raising cattle in this property, it has all the amenities and equipment required for the effect, such as: - The field is divided into 12 paddocks with wire fences always kept in perfect condition. - All paddocks have one or more embankments. In total there are total of 14 them, in addition to the river (the paddocks adjacent to it). - The main house has operations stall, chute, ramp and more than 10 internal corrals, all built in lapacho wood. For all types of work, both for cattle and horses. There is a Longhin scale, for weighing animals up to 2,000 pounds. With automatic water pump (Valco type electric pump) from a 20 m water well. and fiberglass elevated tank on iron supports, up to 1000 l (264 gal.) --The house for laborers has 250 sq.m (2,690 sq.ft.), built with quality materials, distributed in bedrooms, bathrooms, stores, working places, among others. - Several sheds with a total of 250 sq.m (2,690 sq.ft.), for food, machinery, and equipment storage, roosting for small animals (sheep and goats) milking cows, etc. - All the contours of the main house (house for the owners, laborers and corrals) has a lighting system (like public lighting) formed by 12 columns with their lamps and photoelectric cells. - The main house has more than 150 tress of different species, like pines, eucalyptus, Lapacho, Clover, Yvyra Pytá, Chivato, Palo Borracho, Grevilea, Tulip of India, Acacias, some European species, among others. - All the property has an extensive network of drainage channels (fords), connected to the Tebicuary river to avoid flooding the field after heavy rains. - In the past, also have been made rice crops, which is why the field is well leveled and with an extensive network of open drainage channels | | APTITUDE | Agriculture and cattle. 80% of the field can be developed for agriculture. LIVESTOCK: At present the field is with cattle, mainly breeding livestock, crossings of Brahman, Nelore, Angus and Brangus, with an approximate total of 1,400 heads. It also has sheep and horses in smaller amounts. OTHER: The property has large deposits of pozzolana, of the best quality at the Tebicuary riverside, at only 25 cm. from the surface (less than 1 ft). These sites are untouched and are currently covered by natural pasture. Geological studies have been carried out to verify the purity and quality. |
