| District Lules, Province of Tucumán. | | LOCATION | District Lules, Province of Tucumán. It lies between 750 m above sea level (2.460 ft.), towards the East, and 2.000 m above sea level, towards the West (6.560 ft.). The boundaries are: North, the Old Rodeo River, South the Colorado River, West the brook Las Aguadas and East what will be the future dam Potrero de Las Tablas. The distance to San Miguel del Tucumán is 22 km to SW in straight flight (13,7 miles), and 45 km (28 miles) through provincial roads, of which 50% is paved and 50% is an excellent consolidated mountain road. | | SIZE | 4526 hectares (11184 acres) | | DESCRIPTION | | | APTITUDE | There is plenty of available surface water since, apart from the mentioned rivers (which are 95% of the perimeter) there are watersheds of several streams with permanent water. Their use is easy as a consequence of the existing height differences. The annual rainfall is about 1.300 mm (51,2 in.) ; the temperature depends on the height of each place, varying among warm in the Eastern end, and temperate in the West. The phytogeography is very varied due to the different heights of the area. The field is integrated to a road network part of the “small touristy circuit” of Tucumán; this way, you can go to the property via Lules - Papel del Tucumán, via San Javier - Raco, through Villa Nougués - Raco, and via Tapia- Raco. The field is partially closed, with several enclosures for cattle activity. Field suitable for forest development, agriculture and tourism. Until now, there are some 700 clean hectares (1.730 acres). There is an approved plan for sustainable forest use on 800 Ha. (1.977 acres). In this area, there are some 20.000 tons of cedars and walnuts and 10.000 tons of tipa (Tipuana Tipu) and viraró (Parapiptadenia rigida). The whole field has unbeatable aptitude for forestation because its floors are, in general, deep and without adverse conditions; the Eastern sector is suitable for different types of fruit-bearing trees and vegetables; the Western sector is suitable for summer vegetables. |
