DESCRIPTION	FEATURES: The local climate has extreme temperatures ranging from -5ºC in winter to 35ºC in summer (23/95ºF). The area has an annual rainfall of 300 mm on average (11.8 in), with winter rains that can last a few days and intense short summer storms. San Rafael is located in a strategic area because it is a suitable for farming and livestock production at extensive and intensive level. It is also strategic because it is a few kilometers from the future low-altitude pass linking Argentina with Chile, with transit enabled during the 12 months of the year without interruption, keeping a gate to the whole of the Pacific Ocean markets (west of America, Asia, Oceania, etc.). Additionally, the west-central Argentina is far from the countries (Paraguay, Bolivia, Brazil) from which comes the FMD disease that caused several times the closure of our exports. Finally, in this province, the yields of the different forage crops are superior to the yields in great part of Argentina due to the possibility of irrigation through water rights or water wells. DESCRIPTION OF THE FARM: Currently, the field has a precarious irrigation right for 50 ha (123 acres). It has eight authorized wells for water extraction, of which seven are in operation, six of them with subsidized agricultural irrigation, and an eighth well in process of implementation. The perimeter fence is in good condition. There are 8 houses (7 for employees, 1 for owners in very good condition with five small departments to restore) and 5 barns. Each of the buildings, houses, barns and wells have an identification number of electric meter for easy control. As to the agricultural structure, the field is divided into two areas, one of 520 ha and another of 57 ha (1285 and 141 acres). The main lot has 70 paddocks, divided into four major bands with north-south orientation, each with its respective primary ditch of water. From these main ditches come the secondary ditches for irrigation of each pasture (and for drinking of grazing animals.) Each of these pastures has an average size of 7 ha (17 acres) ranging from 400 to 500 m long (east-west) by 125-150 m wide (see chart below) (1312 to 1640 ft. long and 410 to 492 ft. wide). On each side of these irrigation ditches are planted poplars, making that each batch is perfectly separated by a line of trees. The fraction is crossed with five west to east drains. Like the previous lot, the fraction of 57 ha is irrigated and a has an abandoned well, is also set with its main and secondary irrigation canals, and each of the 16 paddocks of approximately 4 ha (10 acres) is separated by lines of poplars. This fraction is surrounded by drains, none of them is born there or crosses it. In each of the fractions of the establishment is a chute with corrals for handling animals (vaccination, marking, and all works necessary for the proper maintenance of the herd). The main chute has a loader and an electronic and mechanic scale for 10 steers.
APTITUDE	Cattle field. Vineyards and olive groves are feasible. Historically this field was a dairy farm, with pastures, corn and others. Now there is fattening of steers with intensive rotational grazing and finishing with grain. This field has a receptivity of 4 to 4.5 animals per hectare (1.6 to 1.8 animals/acre). There have been fattened up to 2500 steers/year.
