LOCATION	ACCESS: Through Route 9 (freeway) as far as the city of Baradero. Enter the city up to the level railroad crossing and, before crossing it, turn to the right and drive 1,5 Km through a dirt road to the entry of the field. An alternative road exists, going down a bridge before the exit to Baradero, (Km 137 from Buenos Aires.), then turn to the right about 3 Km until an intersection to the left, about 2 Km to the field. DESCRIPTION	It is a weekend farm, extraordinarily well located, in one of the most attractive places in the Northern fields of Buenos Aires Province. Besides its extraordinary access, it is necessary to highlight its excellent quality land, with 100% agricultural aptitude. Its topography is high and flat and the soils belong to the Atucha series in their entirety, classified by quality as classes 1-2. The texture of the soils is silty loam, well provided with organic matter and moderately well drained. They are suitable for conventional agriculture with excellent yields, such as wheat, corn, soybeans and sunflower and for fruit-horticulture or intensive productions developments like kiwi, blueberry, berries, strawberry, etc. Because of its facilities, structure and plantations, this estanzuela is ideal for dual-purpose, as weekend and production, being self-sufficient to pay its costs. Currently it operates as a blueberry plantation, with 22.000 plants implanted in a surface of 6 Ha (14.8 acres); there are also under new implanting casuarinas curtains (she-oak, beefwood, or Australian pine) for the plantation of blueberries in great scale. The varieties of blueberries already planted are: Blue Cuinex, Blue Chip, Georgia Gen, Reveille and O´Neil, with 4,400 plants each. At present they are being trimmed and sprayed against mushrooms. ENHANCEMENTS: a- PREMISES 1- Main house: 12 x 11 m ancient construction (40 x 36 ft), with brick walls, tile floors, masonry ceiling, steel doors and windows and foil roof. It consists of 2 bedrooms, living-dining room, bathroom and kitchen with daily dining room. 2- House for the supervisor: 9 x 6 m construction (29.5 x 19.6 ft) attached to the shed, with foil roof, brick walls, ceramic floors, and bridle jointed ceiling with wooden trusses. It consists of kitchen-dining room, bedroom and complete bathroom. 3- Shed: 9 x 9 m (29.5 x 29.5 ft) brick structure with foil roof and wooden trusses. Brick floor 4- Quincho (thatched barbecue area): New construction of triple brick wall, opened towards east and west, with important steel door-window with distributed glasses that opens to a gallery with magnificent view, with foil roof and trusses and columns made of quebracho posts. All with bridle joints. Its measures are 10 x 8 m (32.8 x 26.2 ft). It ha a complete bathroom, completely tiled and a great grill with countertop and sink with cold and hot water. It also ha a bar with \"L\" anchico countertop (Parapiptadenia rigida) and stainless sink with cold and hot water. 5- Swimming Pool: 8 x 3,5 m (26.3 x 11.5 ft), fiberglass pool, it is filled and emptied with an electrical pump, and has a filter and a portable bottom cleaner. 6- Park: In approximately half hectare (2.4 acres), there is a 50 years old park formed by cedars, pines, walnuts, laurels, cypresses, eucalyptus, poplar-willows, etc., and a small orchard of fruit-bearing trees, such as asian pears, peaches, plum trees, cherry trees, lemon trees, grapefruits, orange trees, tangerines, almond trees, apple trees, figs, etc. There are also incipient plantations of “palo borracho” (floss silk tree), sweet acaciae, sweet gums, oaks and ash-trees. Next to the pool, grow four very ornamental pindó palms. (Syagrus romanzoffiana) It ha an entry avenue of aged paradises and its front ha a 600 m line of a casuarinas, which contribute to the privacy of the field, at the same time that they backup perfectly from the wind to the plantation of blueberries. 7- Barrack for temporary personnel Rustic construction of 3 x 8 m. (10 x 26 ft.)Can lodge some 12 people in times of pruning or harvests. It includes a small complete bathroom for the staff. b - FIELD 1 Enclosures: The field ha a perimetral wire fence, is divided into 4 enclosures and 2 pens, with well-kept conventional wires. 2 Watering places: It ha a complete mill and two electrical pumps that distribute water of excellent quality and quantity to all the enclosures and facilities. 3 Electricity: It has a triphasic connection that supplies electrical energy to all the facilities. 4 Gas: gas tank with gas supplied by Repsol-YPF. 5 TV: It ha Direct TV in the main house and in the supervisor’s house. c - BLUEBERRIES PLANTATION 1- Ridge preparation: with 300 tons of chicken litter, 6 tons of sulfur and 50 tons of pine chips in a 6 ha enclosure for a 22.000 plants intensive plantation of blueberries in 3 varieties \"forced\" or \"early\" plants from the CUINEX nursery, and obtained by micro-propagation. They are high-performance plants. For mulching, 36 plastic rolls, 500 m x 1,40 m each are used. The remainder of the field is already divided into enclosures with one-year-old casuarinas curtains with the objective of having a 30 ha blueberry plantation. 2- Pump installation, header, and electrical board with triphasic feeding and small 2 x 2,2m shed (6.5 x 7.2 ft). Attached to it is the sulfuric acid storage, of extremely robust construction to avoid any accident, it is of very easy access for its filling, which happens approximately once a year. 3- Design and complete installation of a drip irrigation system for the 6 ha of the plantation and for the 4.800 casuarinas already implanted. This includes the irrigation and installation of tree curtains in the perimeter of the field and 5 internal curtains. The irrigation installation is planned for an eventual increasing of the 12 ha of blueberries, therefore the main pipe and other components were foreseen for such an end, as well as for the future installation of an anti-freeze sprinkler irrigation. 4- Working access: In the north end of the field an entry for trucks and working vehicles was built with cement tubes, caliche and facing brickwork, as well as a double gate and another small one for people access on foot or with bicycles. 5- Construction of new wire fences: New wire fences were built, and chinese privets (ligustrina) were planted to separate perfectly the working areas from the farmstead. The construction of the new access and internal roads, allow having an absolute independence between the commercial exploitation of the establishment and the housing and amusement areas. 6- Main access: As consequence of the development of blueberries in the area, (at a thousand m of the field, a plantation of 35 ha already exists) the access was greatly improved with a new drystone road that ends in an asphalted route. The field is at less than 1000 m from this drystone road (of well-drained dirt road), and has no great access difficulties with bad weather even with single traction vehicles.
